Terms of Service

These Terms of Service (“Terms”) are a legal agreement between you and PropVerity (“PropVerity”, “we”, “us”) governing your use of propverity.com and related services (the “Service”). If you do not agree, do not use the Service.

1. The Service (Beta)

PropVerity is currently in beta. Its public product is a set of property verification and evidence tools for decisions such as checking an off-plan project, responding to a rent increase, recording a tenancy deposit condition, and documenting handover defects. During the waitlist beta, those tools may be concepts or limited pilots rather than generally available services. Where a verification output is provided, it organises user-supplied information and available official or licensed sources into an informational evidence summary, missing-information warnings, practical next steps, and draft documents for the user to review.

A separate Broker Lead Desk turns text a signed-in user pastes into a structured summary, suggested questions, calculations, and an editable reply draft. It is always subject to human review. The Service may also provide calculators and invited-user research reports. Details about AI processing appear in the Privacy Policy.

Because the Service is in beta, features are limited and may change, pause, or be withdrawn at any time, and outputs may be incomplete. The Service is provided on an “as is” and “as available” basis (see section 9).

2. Not financial, legal, or investment advice

PropVerity is an information and analytics tool, not a financial, legal, tax, or investment adviser, broker, property valuer, or agent. Nothing in the Service is a legal determination, brokerage service, valuation, or recommendation to buy, sell, or hold any property or to enter into any transaction. Draft letters are templates, not legal advice. Calculator results, and any scores, risk indicators, or verdicts shown in research reports, are automated, opinion-based outputs for informational purposes only. They are not statements of fact about, or accusations of wrongdoing by, any developer, project, or person. Calculator results in particular are computed only from the values you enter and are not independently verified by us. You are solely responsible for your own decisions and should obtain independent professional advice and conduct your own due diligence before making any property or financial decision.

3. Data accuracy

Calculator outputs are computed solely from the values you enter and are only as accurate as those inputs; we do not verify them. Where research data is shown, it is sourced from third parties and may be incomplete, delayed, estimated, or contain errors. Property registration and transaction data typically lags real-world events, and Golden Visa thresholds and other rules may change. We present figures “as is” with their source and date where available, but we do not warrant the accuracy, completeness, timeliness, or fitness for any purpose of any data or output.

4. Accounts & eligibility

You must be at least 18 years old to use the Service. You are responsible for maintaining the confidentiality of your account credentials and API keys, and for all activity under your account. Notify us promptly of any unauthorised use.

5. Acceptable use

You agree not to:

• circumvent, disable, or interfere with metering, paywalls, usage limits, or security features;
• scrape, bulk-download, resell, redistribute, or sublicense report data except through the official API in accordance with your plan;
• share, publish, or transfer API keys, or exceed the limits of your plan;
• use the Service unlawfully, to infringe others’ rights, or to build a competing dataset or product; or
• attempt to gain unauthorised access to the Service or other users’ data.

6. Plans, billing & credits

The public verification tools are currently waitlist-only. We do not collect card details or charge you for joining a waitlist. Prices shown on the Service are proposed launch prices and are not an offer to supply a paid service today.

Before introducing any paid plan, we will show the applicable price, taxes, billing period, cancellation terms, and any additional terms that require your agreement. Any future payment and refund rights will also be subject to our Refund Policy and mandatory consumer-protection law.

7. Intellectual property

The Service, including its software, scoring models, design, and compiled report presentations, is owned by PropVerity and protected by applicable laws. We grant you a limited, non-exclusive, non-transferable right to use the Service for your own internal or professional purposes in accordance with these Terms and your plan. Underlying public records remain the property of their respective sources.

Content and branding you provide. If you upload or submit any content - including, on the Advisor plan, a company name, logo, or colours for white-label reports - you represent and warrant that you own it or have all rights and licences necessary to use it and that it does not infringe any third party’s intellectual-property, privacy, or other rights. You grant PropVerity a non-exclusive, worldwide, royalty-free licence to host, display, and reproduce that content solely to operate the Service for you. You are solely responsible for content you provide, you agree to indemnify us for any claim arising from it, and we may remove or disable any content we reasonably believe is infringing, unlawful, or in breach of these Terms.

8. Third-party services

The Service relies on third parties (including Stripe, Supabase, Cloudflare, and Google). Your use of those services may be subject to their own terms, and we are not responsible for their acts or omissions.

9. Disclaimers

The Service is provided “as is” and “as available” without warranties of any kind, whether express, implied, or statutory, including any implied warranties of merchantability, fitness for a particular purpose, accuracy, or non-infringement, to the fullest extent permitted by law.

10. Limitation of liability

To the fullest extent permitted by law, PropVerity and its suppliers will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of profits, revenue, data, or investment, arising from or related to your use of (or inability to use) the Service or any reliance on its outputs. Our total aggregate liability for any claim will not exceed the amount you paid to us for the Service in the three (3) months preceding the event giving rise to the claim.

11. Indemnification

You agree to indemnify and hold PropVerity harmless from claims, losses, and expenses arising from your misuse of the Service or breach of these Terms.

12. Termination

We may suspend or terminate your access if you breach these Terms or use the Service in a way that risks harm to us or others. You may stop using the Service and close your account at any time.

13. Changes

We may update the Service and these Terms from time to time. Material changes will be reflected by the “Last updated” date above. Continued use after changes take effect constitutes acceptance.

14. Governing law

These Terms are governed by Swedish law. If you are a consumer, this choice does not deprive you of any mandatory protection provided by the law of the country where you normally live. Disputes may be brought before the competent Swedish courts, without limiting any forum or alternative dispute-resolution right that applicable consumer law gives you.

15. Copyright complaints & takedown

We respect intellectual-property rights. If you believe content on the Service infringes your copyright or trademark, email a description of the protected work, the allegedly infringing material and its location, your contact details, and a statement explaining your authority to act to support@propverity.com. We will review sufficiently detailed notices and remove or disable access to infringing content where appropriate.
